Ken Leon began his real estate career on the court house steps buying foreclosures at auction in the mid-1990’s and has since made his mark in the industry by specializing in mismanaged and under- utilized properties. His real estate savvy combined with hands-on experience in property management, construction management and real estate finance have been instrumental in his success acquiring and redeveloping over 1,200 multi-family units, 30 commercial properties, and six ground-up development projects.
In his career, Mr. Leon has transacted over $400 million worth of real estate and currently has a portfolio of over 400k SF of office and retail properties in Southern California, Nevada, Pennsylvania, and Florida.
During and immediately post the 2008 financial crisis Mr.Leon found a way to successfully mitigate the onslaught of vacancies, low rent collections and tenant bankruptcies. Ultimately , Mr.Leoncame out of the financial crisis in tact with all the assets poised for a recovery from 2013 and beyond. While playing defense, he also found opportunity and launched Wilshire Capital Group, LLC, focusing on the acquisition and re-positioning of distressed real estate assets. As co-manager of Wilshire Capital Group, LLC Mr. Leon bought and sold 45 single family homes, duplexes and triplexes through short sales, REO’s or in foreclosure. Investors in Wilshire Capital averaged 20% or more annualized returns.
In late 2011, Mr. Leon formed a strategic partnership with firm Megalith Capital Group, LLC to co-invest in apartment properties in Los Angeles. Megalith is a private equity firm based out of New York City focused strictly on acquiring value-add multi-family assets in primary markets around the country such as New York, Houston, and Los Angeles. In conjunction with Megalith, Mr. Leon bought and sold approximately $26 million of property in Los Angeles.
Mr. Leon’s educational background includes Bachelor of Arts degree in Political Science and City / Regional Planning from the University of California, Berkeley, a California Real Estate broker license, and a Class B General Contractor license.
